The North End / Waterfront Neighborhood Council (NEWNC) voted 6-0 in support of zoning variances necessary to build an addition and renovate 3-5 Quincy Court, off North Square. Petitioner Richard Traviglione Jr., owner of the abutting Ricardo’s Restaurant, has purchased the building and will extend the living space into the basement and add a partial rooftop addition. The two vacant buildings are proposed to be combined into one address, with the same number of units – three per building for a total of six.
In September 2015, the Zoning Board of Appeal denied a previous applicant to add a fourth story addition at 3-5 Quincy Court, supporting abutters who objected to the scale of the addition and negative light and air impacts to their building at 187-189 North Street. The property is located in the Freedom Trail Overlay District.
Attorney William Ferullo presented the proposal highlighting a scaled down and set back version of the 4th floor addition to help appease at least some of the abutting residents. There are no plans for a roof deck. In the discussion, abutters were mixed on the proposal with some appreciating the changes while others still had concerns regarding the added density and potential impacts.
