25 Atlantic Avenue Residences, a new five story, six-unit, residential condominium building is being proposed on the triangular corner site along Commercial Street in Boston’s North End / Waterfront. The location was formerly occupied by Lavanderia laundry and a gas station before that. It is adjacent to the 11-story Prince Building and across the street from Lewis Wharf. A common roof deck is planned with accessory parking located at-grade under the building.
In 2015, J3 Design & Development, LLC filed a request for property alterations to the Boston Conservation Commission because it the site is subject to protection under the Wetlands Protection Act. Abutters who were contacted say the property owner is associated with Walsh Brothers Construction, headquartered nearby at 210 Commercial Street.
The new condo building would replace the two existing one story brick structures that will be demolished. Officials have previously cited zoning with a 55 foot height limit at the location, similar to most of the North End.
A Chapter 91 License Application has been filed with the Massachusetts Department of Environmental Protection. The application was submitted by J3 Design & Development, LLC, prepared by Fort Point Associates, Inc. in association with Scott Simpson FAIA, Francke French Architects, Vanasse Hangen Brustlin, Inc. and Mintz Levin.
The City of Boston has scheduled an abutters meeting for Monday, August 1, 2016 at 6:00 p.m., on-site at 25 Atlantic Avenue. Abutters meetings are open to the public.

Big blank wall at street level. Not very friendly to pedestrians.
The design does not fit in with historical North End at all. It is sad that this building of glass and concrete will be build in such a beautiful area.
