Video: Related Beal Presents New Workforce / Affordable Housing at “The Beverly”

Representatives from Related Beal provided information about the new apartment building/hotel on Beverly Street at the August 10th Residents’ Association (NEWRA) meeting. The Beverly, an affordable and work force housing apartment building, will be opening January 2018.

The Beverly, across the street from the TD Garden, contains 191 workforce rental units for households earning between $64,650 and $198,000 annually with rents starting at $1,940 per month. There are also 48 low-income units available to households earning between $17,578 and $60,000 annually with rents starting at $492 per month. After the representatives gave a brief introduction to the soon to be completed building, they handed out informational flyers, and showed three images of what the completed building’s interior and exterior will look like. The representatives prepared for a mostly question and answer type discussion, the contents of which are below.

Discussing the Hotel Component of the Building

The Beverly, about 500,000 square feet in total, will host 220 hotel rooms alongside the northern part of the building facing the Zakim Bridge. There will be two levels of parking and 10,000 square feet dedicated to retail. All of this is in addition to the 239 affordable housing units.

When Will the Beverly be Open for a Walk-Through Tour?

The building will be opening in January 2018. There will be a temporary leasing office opening at 174 Portland Street in early September. While the leasing office can not offer tours of The Beverly, they will provide 3D renderings of the building, apartments, and other spaces in the residential side of the building.

Will Applicants Accepted into The Beverly be Able to Move into the Building in January Even Though Most Leases End in Late Summer/Early Fall?

Citing a similar project in New York, one representative said that residents will be motivated to move into The Beverly because of the affordability and quality of life offered there. He also stated that they will work with landlords to make the process as painless as possible.

Discussing the Retail Space

There will be three major retail areas. Retail locations will be located along Causeway Street, Beverly Street, and Valenti Way. They are planning to have a restaurant on the Causeway Street side of the building. For the Beverly Street portion, they are still unsure of a final idea, but some options include: a music store, coffee shop, or pet store. The space closest to Valenti way could possibly pertain to fitness, but they are uncertain of this space as well.

If workers change jobs, or see an increase in salary, what happens?

Tenants must be certified on their income on a yearly basis to remain in affordable housing.

Are AirBnb’s allowed?

The units are rentals and are designed to be the primary residence of the renter. AirBnb’s are not allowed in the building.

How Will The Beverly Affect Traffic Flow?

The representatives said that they have worked with the City of Boston and Boston Transportation Department on a traffic improvement plan. They also acknowledge that the area is heavily populated because North Station and TD Garden are located right there and see a lot of action, but they believe that popularity will make the apartment building successful.

What are the Dimensions of the Average Studio and One Bedroom Apartments?

Studios at the Beverly average around 550 square feet, while the one bedroom apartments average at 770 square feet.

Is the Parking Available to Residents or Guests Staying at the Hotel?

Parking is available to residents of the North End and West End, along with residents of The Beverly. A portion of the garage is reserved for the hotel and for the retail spaces. There will be 220 spaces available in the valet garage.

Is The Beverly Connected to the Proposed Hotel on the Corner of North Washington Street? Do you Oppose it?

The Beverly has no connection to the proposed hotel on North Washington Street and the representatives said they had not been involved in the public process pertaining to that hotel.

Towards the end of the video, at (10:30), A NEWRA member asks if the studio apartments will cost $1,940 per month. They found that cost to be expensive as they thought this was the low-income studio cost per month. The studios costing $1,940 per month are the work force housing price. A low-income studio costs at least $673 per month, a huge drop from $1,940. More info on price per month can be found on The Beverly’s website.

Applications for The Beverly’s lottery selection are currently being accepted and will be available through August 30th, 2017. Completed applications must be emailed as an attachment or postmarked no later than September 6th, 2017 for consideration in the lottery process. The lottery will take place in mid September, said one of the representatives. Move in will begin on January 18th, 2018.
