57 Snow Hill Street Owner Receives Neighborhood Council Support for Zoning Relief Toward Rooftop Addition [Video]

The top floor owner of 57 Snow Hill Street, James Ferrera, received a supportive vote of 6-2 from the North End / Waterfront Neighborhood Council (NEWNC) in favor of his requested zoning relief. Represented by Attorney Daniel Toscano, the applicant wants to build an addition that would expand the existing head house from 52 square feet to 245 square feet for additional living space. The project was inspired by a similar addition at 93 Charter Street.

The building height will remain at 52 feet, 8 inches including the addition. The roof will have outdoor living space with a railing around the edge. The unit is expected to be rented out as a 2 bedroom apartment. Some councilors raised the concern of rooftop parties at rental units. The building condo documents currently restrict renting units to students.

Review is expected by the Boston Redevelopment Authority and the Parks Department because the property is within 100 feet of a public park, Copp’s Hill Burying Ground. NEWNC’s vote is advisory to city officials. NEWRA is also likely to issue an advisory vote at an upcoming meeting. A zoning hearing is scheduled on May 21, 2013 at City Hall, Room 801.
