
Damian Szary presented at the NEWRA Zoning, Licensing & Construction Committee meeting to describe the zoning variance he is seeking for 112 Prince Street. Szary, a former North End resident, recently bought the building from long-term owners and plans to live in the top unit. The other units will be sold as condos or rented as apartments.
As part of the ongoing renovation of the building, Szary is expanding the first floor unit into the basement to increase its square feet by approximately 340 square feet. Importantly, the first floor unit and basement will be zoned for one combined unit. Of the new space, about 265 sf will be for living space, with the rest for a common trash area and equipment. The new unit will have 2 bedrooms and 2 bathrooms and Szary hopes to attract a family for the space.

The building will stay four units and is approximately 45 feet high. To repair extensive water intrusions, the brick front of the building is being repointed and sections of the back will need work too. The owner expects to restore 2 garden level windows for the basement space.
The owner plans to add a roofeck setback so as not to be seen from the street. There is currently a headhouse on the building.
