Toni and Maria,
I just bought a building in the South End and would like to convert them into condos. Both units are just shells. What is needed to proceed with the conversion as far as legal documents and certifications?

Hello Susan,
Congratulations on your acquisition. We cannot give specific legal advice, however, here are some helpful hints.

1) Hire a good Real Estate Attorney
2) Hire an architect and contractor familiar with the City’s rules/ regulations/codes
3) Attorney will prepare condominium documents and budget for the building
4) Architect will provide floor plans and measure unit square footage
5) File for a tax identification number
6) Hire a local Real Estate Agency to put a marketing plan in place

I just moved into the North End in September and happy to be part of this community. I was told by my Real Estate Agent (who was you) that trash pickup is Mon., Wed., Fri., mornings. But as I walk down the Street it seems that trash is put out every day. I’m confused??

Hello Linda,
We know it does seem that way but you were told the correct information when you moved into the Neighborhood. TRASH PICK UPS; Monday, Wednesday and Friday mornings only. The City allows residents to put their trash out after 6 pm the night before. Trash is to be in 2ply black plastic bags and secured. WE BEG the residents to put their trash out the morning of pick up!!!! “ PLEASE”. We also have re-cycling pickups on Friday morning as well. Re-cycled materials are to be placed in large clear plastic bags and secured, set aside from trash. CVS BAGS, PAPER BAGS, SHOPPING BAGS, AND OPEN CANTAINERS ARE A NO NO! Common sense will tell you if a storm is brewing don’t put your trash out only to have it blown down the Street. Help keep our Neighborhood clean.

    Are grills allowed on roof decks? It seems like everyone does it but there is no enforcement. My building was inspected by the city a few months ago and the inspector didn’t say anything about the grill on our deck.
