Charter Street 5-Story Walk-up Building Auctioned Off For $2.4 Million

A five-story Charter Street building was sold at auction for $2.4 million on Tuesday to North End resident and businessman, Matteo Gallo. Local residents that observed the auction said dozens of people showed up to the auction and there were multiple bidders.

The address is 9-9A Charter Street, the former location of the Saint Joseph Society that owned the property. The society has since moved to 467 Hanover Street. (See St. Joseph Society Moving Day.)

Near Hanover St, the 8200 sq. foot, 8-unit building is fully leased and features a “chapel” entry with Gothic arch windows and a finished basement. Common stairs gives access to a flat roof deck with panoramic city views.

The building is assessed at $831,000, although the brochure compares the building to 12 Parmenter St. at 10,000 sq. ft.  (6 stories w/restaurant) that was auctioned for $4.455 million ($445/sf) in November 2010 but only assessed at $1.4 million. Terms of the auction included a 10% deposit and 10% buyer’s premium.
