Up For Auction: 9-9A Charter Street, Former St. Joseph Society Building

The c.1900 5-story yellow brick walkup building at 9-9A Charter Street, owned by the St. Joseph Society, is scheduled for auction on August 2, 2012 at 11:00 am, according to JJ Manning Auctioneers. A property tour was held on Wednesday, July 25th for prospective bidders.

The St. Joseph Society moved to their new club at 467 Hanover St. in October 2010. (See St. Joseph Society Moving Day.)

Near Hanover St, the 8400 sq. foot, 8-unit building is fully leased and features a “chapel” entry with Gothic arch windows and a finished basement. Common stairs gives access to a flat roof deck with panoramic city views.

The building is assessed at $831,000, although the brochure compares the building to 12 Parmenter St. at 10,000 sq. ft.  (6 stories w/restaurant) that was auctioned for $4.455 million ($445/sf) in November 2010 but only assessed at $1.4 million. Terms of the auction include a 10% deposit and 10% buyer’s premium.

According to the Boston Business Journal, the sale is “accelerated” but not distressed.
