16 Hull St. Gets OK From Board of Appeal To Create Smaller Apartments

Boston’s Board of Appeal approved the zoning relief to make smaller apartments at 16 Hull Street increasing the number of units from 5 to 8 in the building owned by Peter McGiniss. The apartment square footages will be approximately 525 sf for the 1-bedroom units and 628 sf for the 2 bedrooms up to 1061 sf for the largest unit. In order to meet zoning requirements for parking, he has also rented 3 parking spots from local garages to account for the 3 extra units. The BoA decision is shown below.

The decision goes counter to the vote at the North End/Waterfront Residents’ Association (NEWRA).

But, the ruling is in-line with the supportive vote at the North End/Waterfront Neighborhood Council (NEWNC).
